The binding is separating and some loose pages. Pages are yellowed and may contain soiled spots due to the age. We obtained this book from an estate sale. The book shows definite signs of age. It is in used, fair-good condition. The pages do not appear to have pen marks or highlights. You can read the text fine but the front outside hardback cover is faded.
